THE sale of “Benloch” brings to the market 790 acres (320ha) of well-watered productive grazing land, located just 30km south of Wagga Wagga.
The property includes a three-bedroom home set in an established garden with mature trees and roses.
Soils are red and grey loams, and 82 per cent arable.
The vendors have been running a grazing operation with about 150 acres of grazing oats sown in May.
The home is on rainwater collected from the woolshed and a tank at the house.
Farming infrastructure includes timber cattle yards, a five-bay machinery shed, and a three-bay machinery shed with workshop area and power. For grain and fodder there are three self-emptying silos with 155-tonne storage capacity, as well as a five-bay hayshed.
