Cropping has been the main focus in recent years with legumes such vetch, lupins and canola included in the cropping rotation.
The property is 92% arable, consisting of typical mallee sandy loam soil types.
Lime has been applied to all paddocks over the past 10 years at rates of at least 1.5 tonnes per hectare, with some paddocks being spread at two tonnes per hectare.
Extensive soil testing has been conducted with a full soil analysis available.
Ideally situated only 2.5 kilometres north east of Moombooldool on the Port Kembla rail line, Barellan and Ardlethan grain receival centres are only 12 and 20 kilometres from “Avenel”.
Improvements on “Avenel” include a comfortable three bedroom home, three-stand shearing shed, steel sheep yards, two steel machinery sheds and a hay shed.
Fencing on the property includes new boundary fence with some new internal fencing also.
Goldenfields town water is connected to the property with troughs servicing all paddocks.
