For sale at $2.1m, the 422-acre (171ha) property comprises river flats to gently undulating country, with biologically managed fertile black alluvial and red loam soils creating a base for grazing, cropping or fodder production enterprises.
About 154ha of the property is arable of which 48ha is irrigated from the Murrumbidgee with a Hazt diesel generator driving the Upton centre pivot on 6” PVC underground mains to three concrete pivot pads of 16ha each.
The pivots are sown to lucerne, oats and ryegrass. Two pivots were cut for hay, yielding 7t/ha in the first cut, third pivot has been grazed.
Avalon has a 20ML Murrumbidgee general security WAL, a 10ML Murrumbidgee stock and domestic WAL and a riparian stock and domestic river right.
There are two pumps on the river - one for irrigation and the other for stock and domestic water, which is pumped from the river to a 90,000-litre tank that supplies seven troughs and the garden.
In addition there are two dams, a billabong and an unequipped well.
The healthy, productive soils have above average soil carbon levels and active plant species, allowing for year-round grazing.
The property has been biologically managed since 2006, with this approach encouraging soil microbiology to unlock nutrients, while inputs have been sourced to balance nutrient rations.
Between 2008 and 2017, the arable land has had 1.2t/ha gypsum, 7kg/ha boron humates and 12kg/ha soft rock phosphate applied by spreader annually in April/May.
The dryland country is sown to established perennial pastures and 22ha of oats were sown this year.
Fenced to seven main paddocks, majority ring lock, there are steel cattle yards with concrete race, crush and loading ramp with two weaner/holding yards with water.
Shedding includes the high-clearance powered machinery shed with workshop and two steel storage sheds.
A three-bedroom cottage completes the package. The interior of the home has been updated. Timber floors and an open-plan kitchen add warmth to this country character home.
The weatherboard home is freshly painted externally and sits amongst established trees in a well maintained garden.
