To be sold as a whole, the properties are located in the Moombooldool district, 15km east of Barellan, 68km east of Griffith and 28km west of Ardlethan.
The region is noted for cereals, legumes and oil seed production, as well as prime lambs.
Graham and Vicki Grant have been operating the adjoining long-held family farms "Weeroona" (475ha) and "Sunshine" (512ha) for the past 19 years.
One of the properties, "Sunshine", was purchased by Vicki's grandfather in 1927, then the family purchased "Weeroona" later in the early 1950s.
Growing grain crops and running sheep for wool and prime lambs has been the program over this period of time, which was one of conservative farming practices with lots of clovers and plenty of fertilisers.
Vicki's father, Peter, poured on 55kg of fertilizer per acre, then in recent years an amazing new microbe food product called Convert, which releases phosphates from the ground, has been applied.
There are six main paddocks on the property; all have been left fallow this year and, on the exchange of unconditional contracts, the buyer will have early access for grazing and/or preparation for the 2020 cropping season.
Following the rains over the last few months there is currently a good body of feed.
The property is serviced by a Goldenfields Water pipeline, connected to tanks and stock troughs, plus there are six dams throughout the property.
The four-bedroom residence has a lounge, dining room and bathroom, and is set amongst sheltered timber windbreaks. There is also a two-car garage.
Working improvements include a three-stand shearing shed and sheep yards, machinery shed, raised-floor barn, workshop, 160 tonnes of grain silo storage and 80 tonnes in fertiliser silos.
