Owned by the Munro family, which has been farming in the Coolamon district since 1880, there are eight farm build-up lots available in various titles, from 240 acres through to 1130 acres.
The sale of the lots are interdependent on one another; all eight have access to shire roads and lanes.
The land is principally undulating red loam soils with a small area of heavier clay country. There is scattered shade timber.
About 2300 acres is pasture improved with Aurora lucerne, and Seaton Park, Dalkeith and Arrow leaf sub clover. It is top-dressed with single super in rotation and there is a lime program.
The property is watered by two town connections, a domestic bore and 19 dams.
It is sub-divided into 41 paddocks with fencing ranging from reasonably new steel and hingejoint, to older concrete posts, steel, netting and ringlock.
There are two homes on separate tiles.
"Marieholm" has a comfortable five-bedroom home with living, dining and lounge, kitchen with breakfast bar, two bathrooms, enclosed verandah with laundry, barbecue area and meathouse with cool room.
"Nardoo" has a two-bedroom weatherboard home (circa 1910), with a new roof, living and lounge rooms, sleepouts, carport and a cool room.
Improvements comprise a four-stand woolshed with new electric overhead gear, steel and mesh sheep yards, steel cattle yards, a barn, 60x25 machinery/utility shed with power, 50x25 bulk grain shed with bitumen floor, and a new 60x60x16 steel machinery shed with concrete floor, sump and chemical shed attached and internal sliding doors plus roller door.
Power is connected to four titles, plus solar panels on the "Marieholm" block.
A five-year paddock history is available.
There has been 1720 acres of grazing wheat, barley and canola, alongside 2000 merino ewes joined to Border Leicester, 1000 cross-bred ewes joined to Poll Dorset, 100 stud Border Leicester ewes and rams, and 50 to 70 breeders, all generally shearing over 100 bales of wool.
