The property comprises 735 hectares (1815 acres) on eight titles and is for genuine sale, with the vendors wanting to downsize.
Located in the Oberne Creek district, "Clearview" is 36km south east of Tarcutta, 35km north west of Tumbarumba and 85km from Wagga.
The home has three bedrooms, two bathrooms and an office. The kitchen has fan-forced gas cooking, and there is wood heating, refrigerated air-conditioning and electric hot water. It is set in an established garden with views from the front verandah of the Oberne Valley.
Water is secured by three permanent local creeks, one of which is fenced out. All three creeks originate on the property and flow to the Tarcutta Creek.
"Clearview" has been held by the vendors since 1982 and run in recent times as a cattle breeding and grazing enterprise, running 160 cows, calves and weaners. The cows have been sold and there are 55 weaners on the property in anticipation of the sale.
The property is fenced to 16 main paddocks and there is a laneway from the main cattle yards to the holding paddocks leading to the loading yards on the northern entrance.
The mix of country includes 165ha of improved pastures of phalaris, ryegrass, sub, Haifa white and strawberry clovers, 330ha of hill grazing with native species of microlaena, trefoils, red grass and danthonia. The balance consists of 240ha of fenced native timber.
Clearview lends itself to sheep or cattle production and further development.
Improvements include two sets of cattle yards, a two-stand woolshed and basic yards, vehicle and storage shedding and a powered workshop. For fodder and grain there is a 32-tonne silo and a steel hayshed.
The woolshed roof features a 4kVA solar system that powers its electricity requirements, with surplus going back to the grid.
