Cooeeyana is situated on both sides of the Malebo range which rises to 300 metres above sea level and is considered timbered grazing country. The property is fenced to six paddocks with several holding paddocks near the infrastructure.
The vendor has long term run a grazing operation of up to 600 merino ewes and 150 angora goats. In anticipation of a sale, numbers have been reduced to 24 ewes, 62 weaners and six rams. Included in the sale is 180 acres of Spartacus barley, which was sown the first week of June.
Water is secured by a Riverina Water mains connection, which supplies a 90,000-litre cement tank that gravity feeds to several tanks and nine troughs. There are three dams, a permanent spring and seven rainwater tanks, including two with 45,00 litre capacity for the home. The district annual average rainfall is 540 millimetres.
The east-facing brick residence on Cooeeyana was built in 2002 by the vendors, who have enjoyed living on the property for 40 years.
Farm improvements include two recently built steel concrete floored machinery sheds; one has three bays (one bay is lockable), while the second shed is a single lockable bay.
For livestock handling there is a three-stand wool shed with 3 phase power. There are Sunbeam and Ajax wool presses, and a set of ProWay steel sheep yards. There are also three chook sheds and a steel, cement floored garden shed.
The east-facing brick residence on Cooeeyana was built in 2002 by the vendors, who have enjoyed living on the property for 40 years. There are three spacious bedrooms, the main with an ensuite and walk-in robe and a three-way family bathroom. Both bathrooms were renovated in 2019 and the fourth bedroom is currently set up as an office.
The kitchen has electric appliances and opens to the family room, and there are separate dining and living spaces. Evaporative cooling and slow combustion heating provide comfortable living. An established low maintenance garden surrounds the home and there is a large double carport.
