Currently running a cow and calf operation, historically Afton Waters has generated a highly successful fine wool operation in tandem with the cattle program.
The property features a three-bedroom residence in good condition with renovated kitchen, as well as separate, two-room overnight workers quarters.
There is a three-stand wool shed and new steel cattle yards with weigh box and RPM ultimate crush.
Shedding includes a 15x6-metre hay/machinery shed and a 20x6m machinery shed.
There will be a new bore completed prior to settlement.
Almost all of the boundary fences have been renewed within the last five years and some new internal fencing has been completed.
The property rises to about 700m and is heavily timbered in some places, while still accessible for grazing.
Afton Waters features outstanding water catchment and supply, including a spring fed supply to the house, about 20 dams, the permanent Galvins Creek and others.
It should be noted that the property was affected by the January 2020 bushfires, with the destruction of native flora on the hills providing a visual reminder of the considerable impact.
However, the positive benefits to the immediate and longer term grazing potential is quite remarkable.
