Sale of 'Swandale', Walla Walla could expand holdings or provide a fresh start

"Swandale" is a versatile parcel of land, situated right in the centre of a vibrant farming community and within 35 minutes of Albury/Wodonga.

At 199.28 hectares (492.42 acres), the property is the perfect size for adding on to existing holdings or as a stand alone enterprise for someone looking to acquire their first parcel of land to begin a farming life.

"Swandale" is currently run as a true 50/50 sheep and cropping enterprise, that would also be suited to running cattle.

Improvements include a two-stand woolshed, two 55-tonne Kotzur silos and excellent fencing, as well as a set of steel sheep yards and rainwater tank.

There is abundant water from a stock and domestic licence, and a 3.75-megalitre private piped bore water scheme. Extra water comes from from nine catchment dams

Overall, the land has a strong fertiliser history, with pastures of phalaris, lucerne and clovers, while there is also tree plantations.

"Swandale" will be auctioned at the Walla Walla Bowling Club, on Thursday, March 18 at 2pm.
