Boasting 1km of Murrumbidgee River frontage on its southern boundary, the 363-acre property is located 12km west of Gundagai, 50km east of Junee and 70km north east of Wagga Wagga.
The property is ideal for beef and/or lamb finishing operations, and is currently running 300 ewes for prime lamb production and 60 cows and calves.
It has been in the vendors' family since 1958 and was originally a beef cattle enterprise. However, the current vendors have changed the farming mix since they took over in 1999 to include prime lamb operations and fodder production.
The "Whiteofmorn" residence was built in 1965 and sits in peaceful gardens. Well maintained, there's new carpet, plantation shutters and a refurbished kitchen with gas and electric cooking.
The home is comfortable with multiple living spaces, three bedrooms, one bathroom and an outside entertaining space on the deck, as well as a covered swimming pool. There is a single garage, plus a three-vehicle carport space.
There's also a one-bedroom guest accommodation; the building originally being a Snowy Scheme hut.
Working improvements include a two-stand woolshed with sheep yards, steel cattle yards, hay and machinery shedding, one 30-tonne silo, plus rainwater tanks on the machinery and woolsheds.
The land comprises fertile river soils and runs from the Nangus road south to the Murrumbidgee and is timbered with majestic river red gums. About 105 acres are regularly sown to fodder crops for grazing and hay, and there is a paddock of lucerne that has freshened up after recent rains.
"Whiteofmorn" is fenced to nine paddocks with smaller paddocks around the infrastructure on the northern boundary.
The vendors are offering buyer's access, to designated paddocks for agricultural and cultivation purposes, from exchange of contracts.
As well as the river frontage, there is an equipped well near the cattle yards, that pumps to seven stock troughs and a tank that supplies the house and garden. The water supply is constant and the well water level is at 16 feet. There is one dam and natural lagoons below the cattle yards.
"Whiteofmorn" has irrigation potential with a general security water licence that has a nil allocation. The vendors have traded temporary water for irrigation purposes on the licence.
